How we work?


Our goal is to identify major defects in the house systems, structures and components exposed to view and apparent as of the day of the inspection and to provide the homebuyer with a better understanding of the existing conditions of the house within the scope of the inspection. All houses have many identical components, such as electrical receptacles, switches and windows. These items are checked to provide a representative sample, however, may be limited where areas are not readily available for inspection or may cause a safety risk to the inspector.

How long an inspection takes?


A 1800 to 2200 sq.ft. home typically takes about three hours following OAHI Standard of Practice and Code of Ethics. Apartments, condo and larger homes will vary in time and cost to the potential homebuyer.

What we do?


The purpose of the home inspection is to provide a 'visual' evaluation to determine the present conditions in the home. Inspected will be readily accessible systems and components of the home as well as installed systems and components with the exceptions listed.

The ISS reporting system - "Your Home Inspection Report" is a complete reporting system. It comes in a 3-ring binder format, providing a professional finished report that meets ASHI and CAHPI Standards of Practice.

This reporting system categorizes the house into the major systems and components - including, Roofing, Exterior, Structure, Electrical, Heating, Heat Pumps & Air Conditioning, Insulation, Plumbing and Interior. In addition there are sections that include an Authorization Form and Receipt, General Exclusions and Limits of Liability, Summary, Additional Notes, Maintenance and Repair Costs.

There are 24 pages of NCR paper for you to readily make your report and retain a copy for your records. The information is straight-forward on each system and includes diagrams and general comments to help your client understand the house and your inspection. A Summary sheet is include with each report.

Franktown Building Inspections Inc. frequently includes additional supporting documents and photos to further clarify statements made in the report.
